Educational information and brokerage services

This site provides general information for Dallas–Fort Worth homeowners and a way to request an initial real estate review. It is not legal, tax, financial, credit-repair, or lending advice. The brokerage is not affiliated with a government agency or your lender and is not a HUD-approved housing counseling agency.

No guaranteed outcome

A short sale requires the applicable creditors’ approval. No lender approval, deficiency waiver, contribution amount, relocation assistance, tax exclusion, future mortgage eligibility, sale price, or completion date is guaranteed. Program rules change and depend on your circumstances. Consult your servicer, a Texas attorney, and a qualified tax adviser before making a decision.

Payments and deadlines

Do not stop making mortgage payments based on this site. An inquiry, listing, or short-sale application does not itself stop foreclosure or extend a legal deadline. Contact your servicer and attorney promptly if you have received a notice.

Initial review and representation

The initial 15-minute property review is free and carries no obligation. It is not an appraisal or a loan decision. Submitting a form does not by itself create a brokerage relationship or listing agreement. Any later representation, services, or compensation must be addressed in the applicable agreement; real estate commissions are negotiable.

Calculator and examples

The calculator illustrates arithmetic using your inputs. It omits any expenses or debts you do not enter and does not determine the debt that will be canceled or your taxes. Obtain updated payoff statements, title information, and a property-specific seller net sheet.

Communications

By submitting the review request, you ask for an email response about it. Calls, including automated or AI-voice calls, texts, and ongoing marketing emails each require the separate optional permission presented on the form. Permissions start unchecked and may be granted or revoked independently. Acknowledging the Privacy Policy does not grant marketing permission. Consent is not a condition of purchase or receiving the initial review. For texts, frequency varies; message and data rates may apply. Reply STOP to opt out or HELP for help. Use the unsubscribe link in a marketing email or contact the brokerage to stop marketing emails.

Fair housing and existing representation

Equal Housing Opportunity. The site is not intended to solicit properties exclusively listed with another broker. Tell David if you are currently represented.
